tafford Sports will work with the designated project manager, or assist in securing an appropriate one, to build a highly competent team necessary to move the project forward.  We will review current results to understand potential and help our client’s management team focus on a wide range of strategic issues and assist you in determining the most effective and efficient course of action.

 

 

 

Strategic issues may include the following:

 

      ·    Inventory, Marketing and Pricing of Luxury Seating

    Focus on industry, as well as local market results, to devise a plan to maximize financial returns to the Owner, while enhancing the marketability of the project to the capital markets.

 

      ·    Development of Project Budget

    Analyze hard and soft costs, by category, to determine a working project budget.

 

      ·    Capitalization Structure and Mix

    Based on all available information, create a business/financing structure that works for the Owner, the public and the sports franchise tenant(s), while remaining viable for the capital marketplace.

 

      ·    Concessions Policy:  In-House vs. Third-Party

    Compare internal rates of return (IRR) of in-house vs. contracted concession operations, taking into consideration up-front rights fees, build-out costs and minimum operating guarantees.

 

      ·    Advertising / Sponsorship Program

    Review and analyze how long-term deals fit into the financing and facility operating plan.  Determine number and types of advertising and sponsorship categories.

 

      ·    Service Levels, Operating Budgets

    Prepare service level assumptions and their impact upon design and operating budgets (i.e. number of concourses, elevators and private entrances, etc.)

 

      ·    Investment Return Parameters

    Ensure that the Owner achieves the financial/investment goals.
